At Åppås Priority, we provide comprehensive property management for discerning homeowners — whether your Niseko or Tokyo estate is for private use, rental, or both.
For private property management, our team ensures every detail is cared for with discretion, transparency and precision. For rental property management, we have partnered with Origami Destination to deliver seamless guest services and operational excellence. Together, we offer complete peace of mind, wherever you are.
We don’t take on more clients than we can service directly and personally. We aren’t and won’t be a high-volume business, but will provide a targeted service, the best-in-class for a select group of clients.
Property Management Services

      Regular Inspection and Monitoring We visit the property at least three times a week to make a through inspection and monitor. During the property’s systems to ensure the property is performing as it should. We Are Your Eyes and Ears We don't simply unlock/lock doors; we also oversee ongoing work to prevent damage or theft of property items. Additionally, our presence ensures that the work is carried out to the standards both we and, most importantly, you as the owner, expect. Housekeeping When the property is not being used, a light cleaning will be carried out every two weeks, which, most importantly, includes running the water throughout the property. For pre & post stay, housekeeping can be arranged and will be conducted by our housekeeping team. Property Ground We will organise snow removal during the winter; lawn care and gardening in summer. Security Ensuring the security of our property is paramount to us. That is why our visit to your property at least three times a week is not only for maintenance, but to ensure your investment - building and valuables inside - are safe and secure. We also conduct random midnight inspections.

      Our offsite services include the handling of legal and financial administration of your property. If we spot a fault in the property’s system during our onsite inspection, we will suggest repairs, improvements or other actions and we will coordinate and supervise vendors and professional services. Other offsite services we offer includes submitting financial to maintenance reports, inventory management, handling contact with local authorities and all related paperwork, and we can review and ensure that the correct kinds and levels of insurance are in place, to name a few.

      Owners will have exclusive access to the Åppås Priority concierge team if they so desire. This service ensures comprehensive, and personalised 24/7 support during your stay at your property and extends to various other services when you are away from Niseko. At Åppås Priority, we recognise that everyone has distinct preferences and needs. Hence, our concierge service is designed to be adaptable and cater to your specific requirements. Whether it’s arranging reservations, securing an in-house chef, helping with hospital visits, or facilitating purchases, we provide a bespoke experience that is entirely tailored to you. Simply inform us of your desired amenities, and we will spare no effort in finding an ideal solution.

      Our Commercial Management service offers the same level of onsite and offsite services to commercial owners as we do with our private owners (see above under onsite services & offsite services) Our property managers are responsible for monitoring rent collection and rental income and liaise with tenants regularly. We will organise maintenance and repairs as soon as our managers identify problems or tenants notify us. Commercial owners will have access to our ‘Concierge Services for Owners’.

      At Åppås Priority, we do not believe in the notion of billing by the hour for our property maintenance services. Instead, we advocate for a fixed monthly fee, calculated based what we think is a reasonable fee. This approach allows us the necessary time to thoroughly care for your property without relying on hourly rates. While our fee may appear higher compared to other property management companies in Niseko, we are confident that the unmatched quality and personal touch of our services justify the investment. Furthermore, our inclusive concierge/support service is available 24/7 for property owners, even if you are not currently in Niseko. This service, aimed at assisting you in finding solutions to your needs, is seamlessly integrated into the monthly fee.

      Light snow clearing (eg. doorways) included in property management fee. Extensive snow clearing is not included in our Property Management fee. The fee is charged per season and is calculated on various factors; size of property, number of balconies, roof design, location, etc. Our dedicated in-house team is responsible for clearing snow from balconies and the surrounding property, while a trusted vendor takes care of roof snow removal. The frequency of snow clearing is flexible, dictated by weather conditions, and is not limited to a specific number of times per season.

      The monthly property management fee covers only light cleaning. When the property is not in use, light cleaning occurs every two weeks, including the crucial task of running water throughout the property. Pre- and post-stay cleaning services are billable on a per-trip basis, with fees determined by the scope of work and the property's size. Additionally, we offer assistance with post-stay laundry services.

      Opting for our recommended property management fee structure grants you the freedom to stay at your property without any restrictions on the number of days per year. Unlike many other property management companies in the region, our fee structure is not tied to rental income. Moreover, our rental commissions are competitively lower than those charged by other management companies. We think that owners care very much about their properties.
